To my knowledge, the Valle Vista (Spanish for “Valley View”) neighborhood is Sun Valley’s newest subdivision and only private, gated community. This quaint area is comprised of 75 houses, is home to many young families, and has a nice, symmetrical street layout featuring extra, communal parking at the end of each street that comes in handy when hosting parties and the like, when you need extra parking for your guests.
Valle Vista’s location just off of E 4th Ave in Sun Valley, Nevada makes it nearly central to the valley and provides convenient access to Sun Valley Blvd and nearby businesses, shopping, and Gepford Park just around the corner. Valle Vista features walking trails, dog parks, high-speed fiber optic internet, trash services, and community landscaping in common areas. Valle Vista is a pet-friendly community with no breed restrictions, and also offers optional RV/boat and recreational/commercial vehicle parking.
Valle Vista homes are marketed as “newly-built gated rental homes” featuring 3 bedrooms, 2 bathrooms, and tandem 2-car garages. (In looking at the floor plan, the garages have a one-car wide door, but the garage is deep enough for two cars.)
